Call from a safe, dry place with the address, room count and floor types. Tell the contractor when water was noticed, whether it is still entering and what is known about the source.

Discuss the approach.

The contractor confirms address coverage, availability and the proposed work. Explain steps, narrow doors, locked rooms and occupied areas that could affect equipment access.

Agree before starting.

Ask for collection work, equipment, checks and follow-up charges to be clear. Confirm who can authorize any change to the proposal and what payment terms apply.

Know what follows.

Ask about remaining dampness, moisture readings and any recommended equipment or further visits. Keep the agreed scope and records for your property.
